The first year sets the pattern. A little maintenance now is cheaper than a lot of repair later.
Fall
- Clean gutters before leaves pile up and clog downspouts.
- Have the HVAC system serviced before heating season starts.
- Check weatherstripping around doors and windows.
- Inspect the roof for any damage before winter weather arrives.
Winter
- Disconnect and drain outdoor hoses before a hard freeze.
- Check for drafts around windows, doors, and the attic hatch.
- Test the sump pump if you have one — winter thaw is when it earns its keep.
- Watch for ice dams on the roof, a sign of attic insulation or ventilation issues.
Spring
- Inspect the roof and gutters again after winter weather.
- Check the foundation and grading for any new cracks or drainage issues after freeze-thaw cycles.
- Service the HVAC system again before cooling season, and replace the filter.
- Test exterior faucets for freeze damage before you need them.
Summer
- Check attic ventilation and insulation — summer heat is when poor ventilation shows up as high cooling bills.
- Inspect exterior caulking and siding for gaps that let moisture or pests in.
- Clean dryer vents and range hood filters — both fire-risk items that are easy to forget.
- Walk the yard for drainage issues after the season's heaviest rains.
